Your FL contractor GL skipped the mess that actually happens.
The certificate says general liability. The GC asked for it. The city asked for it. You emailed the PDF and went back to work.
Then someone finds mold in a wall you opened last month. Or a solvent hits the soil. Or the job stirs lead paint in a 1960s Orlando bungalow. The claim lands. The GL form points at an exclusion you skimmed past.
There's coverage for that gap. It is not “more GL.”
What contractor GL is actually for
Bodily injury and property damage you cause other people while you work — the classic “you broke their stuff / someone got hurt on the site” lane, subject to the form you bought. Additional insured on the cert is not a magic wand. Completed ops is not automatic forever. Autos, employees, and professional advice are usually other files.
GL is not a pollution policy. A lot of contractor forms carve out or tightly limit mold, fungi, asbestos, lead, silica, and gradual seepage. Jobsite spills and cleanup can sit outside the same box. The wording differs by carrier. We will not pretend every exclusion reads the same.
The mess Central Florida trades actually meet
Remodel in Winter Park. Tear-out in a humid condo. Pressure washing that pushes water into a neighboring unit. A busted drum behind the truck. An HVAC change-out where the old insulation is not “just insulation.”
None of that needs a hurricane to hurt. All of it can look like a GL claim until the adjuster opens the pollution or mold section.
Contractor pollution / CPL-style coverage exists because the market already knew this gap. Whether you need a separate policy, an endorsement, or a different package depends on the trade, the jobs, and the contracts you sign. This page does not pick one for you.
What the lease and the bid package hide
“Maintain GL” is not “maintain whatever the loss turns out to be.” Owners and GCs often want additional insured, waiver of subrogation, and primary wording. They rarely write “and also the mold you disturb.” Read the insurance exhibit once with a licensed 2-20 before you underbid yourself into a hole.

What to send for a review
Trade / class. Typical jobs. Where you work (Central FL counties). Revenue. Employees and subs. Any pollution or mold claims. The last certificate. The insurance section of the next bid.
