The Citizens letter

The envelope is thick. The deadline is real. The renewal pile is not one product.

Citizens Property Insurance Corporation is Florida’s residual market. Last resort, by design. The state also wants people back in the private market when a private company will take them. That process is depopulation. You will hear take-out. Same pile of paper: a notice, offer worksheets, a registration code, a date.

There's coverage for that house after the letter. It may not be Citizens. It may not be the first logo in the packet. It will not be "ignore this and hope."

What the letter is doing

A participating private carrier offered to assume your policy on a set date. Florida law cares whether that offer sits close to Citizens’ estimated renewal for comparable coverage. If it does — not more than about 20 percent over — you may not be eligible to stay with Citizens. If every offer is north of that, staying can still be a choice. Commercial non-residential is stricter. Read your form. Ours is not a substitute.

If nobody registers a choice by the date on the offer form, Citizens has said it will assign the policy to the participating company with the lowest estimated premium. Silence is a choice. It is just a bad one.

The assumption date is not a coupon expiration. After it, you are on that company’s forms and rates at the next renewal. Getting back into Citizens later means qualifying all over again, usually only when private coverage is not available inside the same kind of threshold.

What to actually compare

Premium is the line everyone circles. It is not the whole worksheet.

Hurricane deductible. Other-weather deductible. Roof payment. Water. Ordinance or law. Screen enclosure. Liability. Who is the company. Are they admitted. What does the A.M. Best conversation even mean for a claim in year three. We will not pretend every take-out is a clone of Citizens with a new logo. Citizens says the offers are comparable, not identical. That sentence is doing work.

A cheaper number with a worse roof clause is not a win. A higher number you can keep when the next cone appears is not automatically a loss. This page does not quote either number.

What to do this week

Find the policy number and the registration code. Put the deadline on the fridge. Call the agent of record — if that is us, call (321) 295-7639. If it is not us, still call someone licensed. Independent means we can look at the offers in the packet and at markets that did not mail you.

You can accept a take-out. You can stay with Citizens when the form still allows it. You can shop something that is not in the envelope, as long as you actually bind replacement coverage. You cannot refuse every option and keep an uninsured Florida house because the letter annoyed you.

Bring the packet. Bring the last Citizens declarations. Bring the wind-mitigation form if you have one. A licensed 2-20 reads it. This page does not bind. This page does not promise you will qualify for the private market, or to stay, or to go back.
