Three names on the lease. A guest on the couch. Someone’s cousin “just for the weekend.” Then a laptop disappears, a tub overflows into the unit below, or a visitor twists an ankle on the stairs.
Who pays is not a group-chat vote.

The landlord form is not the roommate’s stuff
Your dwelling / landlord policy is built for the building you own, your liability as the owner, and often loss of rent after a covered hit. It is not a backpack policy for every student in the house. Tenants need their own renters / tenant legal liability conversation. Guests are messier: they are not on the lease and they are not “covered because someone paid August rent.”
If the only paper in the drawer is an HO3 from when you lived there, read the occupancy article first. Student housing does not make that form younger.
Roommates and shared spaces
Shared kitchen. Shared bath. A party that was “not a party.” Liability questions stack: injury on the property, damage one roommate causes to another’s property, damage that bleeds into a neighboring unit. Water still rarely stays in one room — we already wrote the tub version. This page is the people version of the same cascade.
Property managers who treat “guest” as free occupancy are writing a claim file in advance. Who has keys. Who is on the lease. What the house rules say about overnight stays. Bring that to a review, not to Instagram comments.
What to send before move-in week
Address. How many units. Lease style (joint, several, individual). Typical roommate count. Short-term guests allowed or not. Prior water or liability claims. Backup endorsement yes/no. Flood yes/no and inception date. Who answers the 2 a.m. call.
