Florida treats paying overnight guests as a different risk than a house you live in — or even a year lease. The floor looks the same. The form does not. There's coverage for that use. It may not be the policy you already renew.
What the HO3 assumes
A homeowners form is built around owner occupancy. You sleep there. Your stuff is in the closets. Social guests, not a booking engine.
Many HO3 forms treat home-sharing and other business-style hosting as outside that story. Part-time is still a story. “We only do it for football weekends” is still a story. Silence at claim time is how people find the exclusion.
We already wrote the long-term landlord version: you rented it out, the HO3 did not move with the tenant. Short-term is the cousin with a different lease length and a different liability shape.
What a long-term landlord form assumes
A dwelling / landlord policy is often priced on a longer tenant, not a revolving door of strangers. Some carriers will endorse transient use. Some will not. Some want a form written for short-term from day one. Nightly rate is not the same as “fair rental value” after a fire. Read the income section before you assume the calendar pays you while the drywall dries.
Citizens and private markets each have their own appetite for how many short stays they will stomach. We will not invent a universal number here. Your declarations and a licensed 2-20 beat a blog.
Platform protection is not your policy
Host guarantees and platform liability layers can help in narrow lanes. They are not a substitute for a policy that names short-term use. Storm, flood, and plumbing fights still live on your forms. Flood is still separate. Wind is still Florida.
If the only proof you have is a screenshot from the app, you do not have a review.
Questions before you list
How many nights a year. Owner on site or fully vacant between guests. Pool, spa, bikes, trampoline. Who cleans. Prior claims. Wind mitigation on file. Flood zone and flood inception. Condo association rules. Local vacation-rental ordinance — licensing is not insurance, but it is part of the file.
