Own several rentals in Central Florida? When reviewing them together may make sense.

Five rentals. Five policies. Five renewal dates on five different months. Every one shows up as a thick envelope right when a tenant is moving out.

Owning several rentals in Central Florida is a portfolio, even if the insurance still looks like a pile. Reviewing the properties together may make sense. It may not. It depends on the properties, the policies, and the markets that will write them.

What a combined review actually looks at

Not a promise to merge anything. A review lines up:

When together may help, and when it doesn’t

Some markets can write multiple locations on one policy or schedule. Some investors like one renewal date and one review. Others are better off with separate policies because one coastal or older property would drag the rest into a tougher market. We won’t guess which you are from a blog.

What we will say: if you can’t list every address, its form, and its renewal date from memory, a review is worth an hour.

What to bring

The declarations page for each property, the owner name on each deed, the leases or occupancy for each unit, and anything you’re planning (sale, refinance, renovation). More on landlord coverage at landlords.
